What is an NSA?

A Notary Signing Agent (also known as a Loan Signing Agent) is a Notary who has been trained to handle loan documents. Lenders and title companies hire Signing Agents as independent contractors to assist in the last step of the loan process.

What's the difference between a notary public and a loan signing agent (NSA)?

The main difference is the focus of work. While Notaries encounter a wide variety of documents, Signing Agents specifically handle home loan documents. Both notary public and loan signing agents are required to have a traditional notary commission.

Since Notary Signing Agents have access to private financial information about borrowers and are sent into their client’s home, the mortgage finance industry requires all Signing Agents to undergo a background screening on an annual basis. This helps prevent mortgage fraud and ensures the consumer’s information is secure.

Can a notary notarize documents written in a foreign language?

For any non-English document, the best option is to refer the signer to a Notary who reads and writes the language of the document. If that is not possible, the Notary should only proceed if the notarial certificate itself is in English or another language the Notary reads and writes. The letters and characters in the document’s signature and in any I.D, document presented must also be understood by the Notary.

For all notary services, coordinating in a mutual area is highly recommended for safety measures.
